Easing the burden for residential property managers & landlords
These days, owning a rental property in New Zealand has become increasingly regulated. Between general house maintenance, contaminant testing, plus a number of approaching deadlines for further regulations under the healthy homes’ standards, there’s a lot of moving parts for property managers and landlords to keep track of.
Here at Healthy Homes NZ, we have assessors based right across New Zealand who can visit your property to carry out healthy homes’ assessments – providing you with a detailed report that covers what maintenance work is required for your property to meet all of its legal obligations.
Once you have your report, you’ll need to make arrangements with various tradies in order for your property to meet those legal standards.
“On average, rental properties are needing at least three pieces of maintenance completed to meet the healthy homes’ standards, which for property managers who are managing 100+ properties, can be a lot of work to oversee,” says Healthy Homes NZ CEO Nathaniel Hamilton. “That’s why we’ve expanded our business – and introduced a new maintenance service.”
Here’s what you need to know about Healthy Homes NZ property maintenance:
How the service works
1. Healthy Homes’ Assessment
It all starts with a healthy home assessment – if you haven’t had an assessment completed already, our technicians can provide a full audit of your property against the five standards of the healthy homes’ regulations, and report on what you may need to do to meet these new standards.
2. Quoting & maintenance
The healthy homes’ standards are designed to assess the compliance of rental properties in New Zealand to ensure they stay warm and dry. In many cases, this can require installation of heating devices, extraction fans, insulation or maintenance of gutters and drainage systems. Using your healthy home assessment report, we provide you with competitive pricing options for the work needed to ensure your property meets the standards.
3. Project management
From here, we arrange all the maintenance work on your behalf – and keep track of all jobs. We liaise with tradies in your area, briefing them on what needs to be done. They get in touch with your tenants, and once they’ve completed the work, we invoice you for payment.
No extra charges for reassessment
No need to worry about booking in a healthy homes’ re-assessment; once we’ve received payment for the maintenance work, we’ll update your healthy home assessment report – for free! The only time you’ll hear from us throughout the entire maintenance work process – is when the work is scheduled for, when it’s completed, and when your property meets all its compliance requirements.
Alternatively, send us your report – and we’ll do the work
The other good news is, if you already have a healthy home assessment report (whether it be through Healthy Homes NZ or not), we can still manage your maintenance work for you.
Simply send us your report, and we’ll take care of the rest.
Maintenance work made easy
If you own or manage multiple properties, it can take a lot of work – and meticulous organisation skills – to stay on top of any maintenance work. Based on your healthy home assessment report, and the recommended work that needs doing to ensure your property is compliant, our team can provide competitive pricing options and manage all the tradie arrangements for a range
of services – whether it’s a heat pump, bathroom fan, blocked gutter or insulation top-up. All you need to do is request a quote, approve the work – and we’ll make sure your property meets all the requirements under the healthy homes’ standards.
